Thank you for your interest in one of the rental properties we have available. We evaluate every application in the following manner. All adults, 18 years of age, living in the rental unit must complete an application and meet qualification requirements. There is a $30 screening fee per applicant due with the application. We will look at your application and determine if you qualify for the unit. If you do, we will check your credit report, criminal history, employment and rental references to confirm that they meet our criteria.

To qualify for a property, your combined income should be at least three times the monthly rent and must be verifiable. If you are not employed, you must provide proof of a source of income. You must have a satisfactory rental reference from at least two prior landlords or for at least the last two years. If you have ever been evicted or sued for any lease violation, we will reject your application. Your credit record must currently be satisfactory.

TO COMPLETE YOUR APPLICATION, WE WILL NEED THE FOLLOWING DOCUMENTATION SUBMITTED TO OUR OFFICE:

 

  1. A COMPLETED APPLICATION FORM.

  2. A $30 NON-REFUNDABLE SCREENING FEE FOR EACH APPLICANT.

  3. COPY OF DRIVERS LICENSE OR CURRENT PHOTO ID.

  4. CURRENT COPY OF PAY STUB.

  5. IF SELF EMPLOYED, COPY OF LAST YEAR'S INCOME TAX RETURNS (FIRST TWO PAGES) AND SCHEDULE C.

  6. VERIFICATION OF OTHER INCOME SUCH AS:
    AFDC VERIFICATION
    SSI OR SSA VERIFICATION
    CHILD SUPPORT COURT DOCUMENTS

 

FAILURE TO PRODUCE DOCUMENTATION CAN DELAY THE APPLICATION PROCESS. IF WE DETERMINE FURTHER DOCUMENTATION IS NEEDED, WE WILL CONTACT YOU.

In the event of multiple applications on a property, the owner reserves the right to choose from all qualified applicants. 

If your application is accepted but you are not able to move-in within a week of acceptance, then you must pay the amount of the security deposit within 48 hours in order for us to hold the property for you. Otherwise we will continue to advertise the property for rent and continue to accept applications. If we do not receive the deposit within 48 hours, we reserve the right to accept another application for the property and reject your application.
